Midtown’s Broadwest developers open sales office for condos, reveal prices and amenities for high-rise

The developers leading one of the largest projects in Nashville have pulled back the curtain on a key piece of their two-tower creation.

Propst Development, the force behind Midtown's $540 million Broadwest development, has opened a sales office for the luxury condos that comprise the majority of one of two towers at 1600 West End Ave., the point where that road and Broadway split.

The 196 condos, dubbed The Residences at Broadwest, will occupy the top 20 floors of a 34-story tower on the west side of the 3.9-acre development site. Beneath them will be a 234-room Hilton Conrad hotel. That high-risefaces a 21-story office tower, separated by a 1-acre plaza.

The condo and hotel tower, set to open in the third quarter of 2021, includes nine penthouse units ranging in list price from $2.15 million to $5.58 million. The penthouses are between 1,903 square feet to 4,455 square feet in size.

Prices begin in the mid-$500,000s. Units are available in one, two or three bedrooms, ranging from 908 square feet to 1,951 square feet.

Broadwest is providing a rare dose of new condos, in a city that ended 2019 with a 1.4-month supply of existing units that were available for purchase. That's less than a third of the level normally considered a "balanced" market, according to statistics from the Nashville Downtown Partnership. (Caveats: Those statistics don't include Midtown, and they are a snapshot of where the market stood before the pandemic.)

Broadwest will be a new gauge of the demand for high-end condos in Nashville, as is downtown's Four Seasons skyscraper, whose developers disclosed some purchase contract activity in June.

Village Real Estate is listing the condos on behalf of Propst. Village has opened a sales office at 113 17th Ave. N., with mock-ups of different rooms and finishes. Tours are available by appointment, adhering to Covid-19 precautions.
